Cannes Film Festival 2027

Renting a Villa for the Cannes Film Festival

Twelve days in May, a limited number of villas, and owners who decide in winter. What matters, in order.

The calendar

The dates, and when to book

The 80th Cannes Film Festival runs from 11 to 22 May 2027. It is an anniversary edition, and the town is already planning several months of film events around it.

Villa owners make their decisions from January. The finest properties are sometimes taken a year ahead, often let again to the same clients year after year.

For May 2027, the right time to start is therefore now, in the autumn. In February, you will be choosing from what is left.

The format

A week at least, often the full fortnight

During the Festival, nobody rents a villa for three nights. On the Cannes market, the minimum stay is usually a full week. Many owners prefer to let the house for the whole Festival.

Prices follow, well above the rest of the year. That is not an anomaly. It is the most sought-after week in town.

If you are only coming for a few days, tell us anyway. We will tell you what is still possible on your dates, without making you pay for a fortnight you do not need.

The address

Choosing your area

In Cannes, five minutes by car changes the whole feel of a stay. During the Festival, it also changes your schedule.

La Californie

The hills just above the Croisette. Views over the bay and the Lérins islands, five minutes from the Palais by car. It is the most sought-after address during the Festival, and the first to go.

Super-Cannes and the Croix des Gardes

Higher up and quieter, often with more land for the same budget. You need to allow about ten minutes to get down into town. With a chauffeur on hand, that costs you nothing.

Mougins

A quarter of an hour from Cannes, among pines and olive trees. The right choice for resting between two red carpets. Less so if you want to dine on the Croisette every night.

Waterfront villas are rare in Cannes itself. You find them towards Théoule or the Cap d’Antibes instead, and they are booked well in advance.

Hosting

Receptions and parties at the villa

During the Festival, a villa is often as much for hosting as for sleeping. It is the point to settle first, not last.

A reception depends entirely on the property, the neighbours and the owner’s written consent. Some houses allow it with a set number of guests. Others forbid it, whatever the budget.

Tell us in your first request, with the number of guests you expect. We will only suggest houses where it is allowed, rather than let you discover the ban on arrival. Catering, serving staff and a security guard are then arranged with the house.

The contract

What a serious quote should state

  • The exact arrival and departure dates, and the times
  • The staff included and the staff offered as an option
  • The down payment, the balance and the cancellation terms
  • The security deposit, returned after the check-out inspection
  • What is allowed: receptions, number of guests, hours

In Cannes, a furnished holiday let rented by the night carries a registration number issued by the town hall. The tourist tax applies per person and per night. A quote that mentions neither deserves a question.

Our Cannes villas sleep up to twelve people. For larger groups, we combine two neighbouring villas when the dates allow.

Around the house

What to arrange along with the villa

During the Festival, traffic on the Croisette is restricted and every journey needs planning. A chauffeur at your disposal solves the question of evenings and unpredictable hours. We cover this in our guide to getting around during the Festival.

Everything else is coordinated with the same contact: shopping done before you arrive, a private chef, restaurant tables, a day at sea between two screenings. Our concierge team can be reached day and night throughout your stay.

Frequently asked questions

When should you book a villa for the Cannes Film Festival?

As early as possible: owners decide several months ahead and the finest properties go early.

Can you rent a villa for just a few nights during the Festival?

It is rarely possible: during the Festival, many owners require a longer minimum stay. What is possible depends on each property.

Are prices higher during the Festival?

Yes. Rates during the Festival are much higher than the rest of the year. The exact price depends on the property and is set out in the quote.

Can you host a reception in a villa rented during the Festival?

That depends entirely on the property, the neighbours and the owner’s written consent. Mention it in your first request so you only see houses where it is allowed.

Which area should you choose to be close to the Palais des Festivals?

La Californie, just above the Croisette, is one of the closest areas to the Palais. Super-Cannes and the Croix des Gardes are a little further; Mougins is further away and quieter.
